Bulgaria, which hopes to join the EU in 2007, has attracted a lot of attention in the past couple of years as an emerging market in property for sale in Bulgaria which offers great potential for little money.

In 2006, it is predicted that the country will continue to prove lucrative as a longer-term investment, especially if you invest in properties near ski resorts such as Bansko and Borovets where you can expect annual rental yields of up to 12%, double the return you would get in a coastal resort.
Ski resort properties do not only have potential in winter either, as Bulgaria’s mountains become the focus of a different and wide range of activities in summer from hiking and fishing to mountain biking.

The cost of living in Bulgaria is low compared with most markets, and certainly a mere fraction of other established ski markets in France and Austria.
As with all emerging markets, Bulgaria is still an unknown quantity as far as overseas investment is concerned. There is plenty to tempt the more risk-taking investor but the resale market is not guaranteed. Until budget airlines fly to Bulgaria there is no independent rental market, but you can get good rental income by placing your property in the hands of tour operators.

Prime places to buy property in Bulgaria
The capital, Sofia: good rental potential, particularly in the diplomatic area.
Black Sea resorts: particularly Sunny Beach and the most upmarket Vlas, where you can rent out your apartment to foreign holidaymakers through a tour operator.

Ski resorts: in Bansko and Borovets you can get around 10 months annual rental for about £30 a night for an apartment. Off-plan apartments cost from £60,000
